It sits close to the borough boundary with Sutton and the landmark St Helier Hospital, and is a short bus ride from Morden Underground station with straightforward links into central London.
The area has a strong local identity, with small parades of shops, community centres and active residents’ groups, alongside the social contrasts that have prompted ongoing regeneration and housing improvement work. Its leafy avenues and proximity to green spaces such as Morden Hall Park give it a suburban feel despite being part of outer London, and many streets still show the characteristic LCC architectural details of the original estate.
