Fence Houses is a small village on the southern fringe of the City of Sunderland, historically part of County Durham, lying close to Houghton-le-Spring and Hetton-le-Hole. It sits on the old transport corridor served by the Leamside Line and is within easy driving distance of the A1(M), giving a mix of semi-rural character and good road links to nearby centres.
The settlement grew up as a coal‑mining and railway community, and traces of that industrial past still shape its layout and local identity; like many former pit villages it has shifted towards a commuter and mixed residential economy with local shops, pubs and community groups. The area today combines suburban housing with pockets of countryside, and retains a close‑knit, largely working‑class social feel while serving as a quieter base for people working in Sunderland, Washington or further afield.
